Transaction Management Checklist

In order to keep all parties updated on the status of the transaction I have found it is helpful to compile a checklist on Google Drive. This allows for both the Buyer and Seller to monitor the process and remain on track. The example checklist below is simply a general overview and will be modified to meet the needs of each particular transaction. There will be many other items to address which are not on this list.

• Facilitate endorsement of Offer and collect deposit as agreed to by both the Buyer and the Seller 
• Provide all property disclosures to the Buyer 
• Provide copies of survey, homeowner association by-laws, etc. to the Buyer 
• Circulate the Offer to all interested parties including the attorneys, title company and lender 
• Schedule the general home inspection 
• If necessary, follow up with other ‘trade’ inspections such as chimney/electrical/etc. 
• Additional terms and conditions to be addressed that may crop up as a result of the inspection 
• Facilitate P&S endorsement and arrange for additional earnest money 
• Track all contingency dates (inspections, additional down payments, mortgage approval, etc.) 
• Confirm smoke detector inspection 
• Arrange for water meter reading and payment as applicable 
• Coordinate transfer of utilities into Buyer’s name 
• Arrange for transfer of keys, garage door openers, appliance manuals, etc. 
• Verify property is ready for closing, conduct final walk-through for Buyers 
• Facilitate closing
